MASTER BUILD GUARANTEE
For added peace of mind, every home we build is backed by the 10-Year Master Build Guarantee, issued by Registered Master Builders.
This independent guarantee provides an extra layer of protection beyond the build itself, giving you confidence that your home is built to a high standard and supported by a trusted industry body.
Key cover includes:
Protection for materials and workmanship in the first two years
Structural defect cover for up to 10 years after completion
Deposit and completion protection in certain circumstances

Project Management
We take the pressure off by managing your building project from start to finish. We coordinate contractors, timelines, and materials, and keep you informed with regular updates so you always know where things are at with the building progress. Already have your plans and want to be more hands-on with your build? We’re happy to work on a labour-only basis, supplying the skilled building work while you take the lead on the rest. It’s a great option for experienced clients who want flexibility without compromising on craftsmanship.

We offer flexible build options to suit your budget, finance structure, and level of involvement, whether you’re building a new home, undertaking a renovation, or choosing a house and land package.
Turnkey Design & Build
Our turnkey service provides a fixed-price, low-stress approach from start to finish. You pay an initial deposit to secure your project, with the balance due on completion. This option simplifies the process, with no progress payments during the build and greater certainty around costs.
Progress Payment Builds
We also offer traditional progress payment contracts, where payments are made at agreed stages throughout the build. These are typically aligned with key milestones such as foundations, framing, and completion, and are a common option for clients using construction lending.

OUR PROCESS
From first chat to final handover — here’s how we build together
At Ground Up Homes, we believe that building a new home should feel exciting — not overwhelming. That’s why we take a transparent, step-by-step approach, guiding you through every stage with clear communication, fortnightly updates, and expert support.
You’ll work with specialised consultants, including a colour consultant and kitchen designer, to personalise your home inside and out. And because no two families are the same, we offer plenty of room for customisation — so your home truly reflects how you want to live.

We’ll start by meeting with you to chat about your goals, wishlist, and budget for your new home. Once we understand what you’re looking for, we’ll provide a concept agreement outlining the costs to engage with our architect.
After the plan deposit is paid, we’ll arrange a meeting between you and the architect to begin designing your concept plans. At this stage, we’ll also provide you with a rough estimate for the build, based on your ideas and preferences.

Once we’ve worked with you and the architect to finalise a concept plan you’re happy with, we’ll move on to the next step: preparing the paperwork for council submission. We’ll provide you with a preliminary agreement, which allows us to begin drafting the full building contract and ensure everything is in place for the next stage of the process.

Once your working drawings are complete, we’ll sit down with you to go through the building contract together. We’ll make sure everything is clear, answer any questions you have, and confirm that all parties are happy.
Once the contract is signed and the commencement deposit is paid, we’ll submit your plans to council. This process usually takes around 20 working days, though timeframes can vary depending on council workloads. Any invoices from council will be passed directly to you for payment.

While your plans are progressing through council, we’ll use this time to dive into the exciting design details. You’ll meet with our colour consultant and kitchen designer to choose your interior and exterior colours, and finalise selections for plumbing fixtures, tiles, lighting, and flooring.
Behind the scenes, we’ll be getting everything ready — scheduling subtrades and placing material orders so we’re ready to hit the ground running once consent is granted.

Once building consent is granted, we’ll get started on site — turning all the planning and preparation into real progress. From laying the foundations to handing over the keys, you’ll see your new home come to life step by step.
We’ll provide you with a realistic timeframe for completion, as outlined in your Master Build contract, and keep you informed with regular updates throughout the build. While we can’t control the weather or every unexpected challenge, we’ll always be upfront, responsive, and focused on keeping everything moving smoothly.

Your build is complete — and it’s time for the best part: handover. We’ll meet you on site for a full walk-through of your new home, giving you the chance to check that everything is just as we agreed and up to the high standard you expect.
At the same time, we’ll submit all the necessary documentation to council for your Code of Compliance inspection. Once that’s approved and your insurances are in place — welcome to your new home!
